Bathrooms

Primary baths, hall baths and accessibility-minded remodels with waterproofing and substrate detail done properly, because a bathroom is a plumbing project wearing tile.

ADU & garage conversions

Walk the house

We look at what you want to change and what the existing structure, plumbing and electrical will actually allow — with an inspector's habit of checking what is behind the finish.

Written scope & itemized estimate

Allowances, exclusions, selections and sequence in writing. You see what is included before you commit, not after demolition.

Permits & preparation

Plans, engineering and permits where the scope requires them, plus a protection and access plan if you are living in the house during the work.

Build with documented change orders

Daily-organized site, phase verification, and written change orders when a wall opens up and tells us something new. No surprise invoices at the end.

Punch list & closeout

We walk the finished work with you, close the punch list, and hand over documentation, including any warranty terms written into your contract.

Remodeling questions

Can we live in the house during the remodel?
Often yes, depending on the scope. Before work starts we agree in writing on which areas stay in use, how dust and access are controlled, and which phases — kitchen tear-out, sewer or panel work, roof openings — require you to plan around them.
Do you open load-bearing walls and change structure?
Yes. Reconfiguring a floor plan usually means beams, posts, point loads and footings. We handle the structural side with the engineering it requires, and the framing gets verified before it is covered.
Will an addition look like it was always there?
That is the goal, and it is mostly a detailing question: matching rooflines and pitches, siding profiles, window proportions, trim reveals and floor transitions. We spell out the match strategy in the scope so there are no surprises at the seam.
How do you handle changes mid-project?
With a written change order that states the scope change, the cost and the schedule impact before the work happens. Old houses surprise everyone; the paperwork is how you keep those surprises from becoming a dispute.
Do you do ADU and garage conversions?
Yes — attached and detached ADUs, junior ADUs and garage conversions, including the permit, utility and egress details that decide whether the conversion passes inspection.
