“Dry rot” is a catch-all term for fungal decay in wood that has stayed wet. By the time it is visible, the decay has usually spread behind trim, under siding or into framing. The right scope depends on two questions: where is the water coming from, and how much structure is compromised?
Where we find it most
- Deck ledgers, joists and posts where flashing failed or wood sits on concrete.
- Sill plates and rim joists near grade, planters or sprinklers.
- Window and door openings with missing or failed flashing.
- Roof sheathing and fascia at valleys, eaves and roof-to-wall joints.
Repair scope
When decay is localized and the structure is sound, a targeted repair works: remove decayed material back to sound wood, replace or sister framing, correct flashing and drainage, and restore the envelope. The water source must be fixed or the rot returns.
Rebuild scope
When decay has reached load-bearing members across a large area, such as a deck ledger system, multiple joists or a long run of sill plate, replacing the assembly is usually safer and cheaper over time than piecemeal patching. A deck with a rotted ledger is a safety issue, not a cosmetic one.
Insurance and real estate situations
Rot often surfaces in a pest or home inspection during escrow, or alongside a water-damage insurance claim. In both cases a clear written scope with photos, quantities and a correction sequence helps the buyer, seller, agent or adjuster make decisions.
What a proper evaluation includes
- Probe and photograph affected areas and trace the water path.
- Determine which members are structural and how far decay extends.
- Write a scope that fixes the source, not only the symptom.
- Price it itemized so the decision is based on real numbers.
